A home inspection is effectively a detailed survey of a property to identify any faults. The faults can be major issues that may cause structural concerns. Or, they can be relatively minor but worth knowing about.
It is best to get a licensed and qualified inspector to look at the property. This will ensure all the latest techniques are used, such as magnetic particle testing, and that the results are genuine. The advantage of this is that you will have a guarantee of the condition of the property.
You can, have a home inspection undertaken at any time. But, there are three instances where you should feel it is obligatory.
- When Buying A Property
If you buy a property the mortgage company may insist that an inspection is completed. This doesn’t always mean a full inspection. After all, the mortgage company is mainly concerned with getting their money back if you experience issues.
Having your own home inspection done means you know exactly what you are letting yourself in for. You can use the inspection report to approximate the cost of repairs to the property and it can even be a good way to negotiate the price in your favor.
It is important to note that a property inspection may tell you that the house is not a viable option for you. It is okay to walk away!
- Before Listing Your Home
When you are ready to list your home for sale you don’t generally need to have a home inspection done. That is the responsibility of the buyer. However, you have probably gone to the effort of tidying, a little repainting, and even de-cluttering. All of this is to increase the appeal and value of your property.
By having an inspection done you will be prepared for any negotiations your buyers may make or simply be able to show them that your house is awesome!
- If You Have Any Concerns
If you have lived in your home for a while you will get used to the creaks, groans, and any small cracks in the walls. In most cases, these are nothing to worry about. However, if cracks are getting bigger or you are concerned about any issue you should get a home inspection done.
This is relevant regardless of the age of your home as all properties settle when first built and may move slightly during their life. You just need to make sure no concerning issues are developing.
This will tell you about any current issues or impending ones. Most importantly, you’ll be able to assess the seriousness of any issue and budget for repairs. That’s preferable to dealing with a sudden and unexpected repair bill.
One thing to be aware of is that there is never a bad time to do a home inspection. If you have any concerns you should simply instruct the professionals and then assess the results. The good news is that in most cases the issue can be resolved.
